This report includes all names in the chain of title and will report liens and judgments for all owners, current and past. The names must be run for general liens, such as judgments and federal tax liens, for the full statutory period applicable for the state. In addition, all defects, liens, and encumbrances specifically referred to in the documents revealed in the search will be reported as exceptions, unless properly disposed of. Search includes property lien, easements, covenants, conditions and restrictions, agreements, and resolutions and ordinances that affect real property. The scope of the search includes the following information:

  • All deeds and chain of title from specified no. of year as per Montana statute or from patent.

  • Foreclosure documents (If any).

  • Pertinent pages of all open/unreleased mortgages.

  • Copies of open judgment and liens.

  • Taxes

  • Plat Map, if the property is platted and any other documents (Easement, Restrictions and any other docs) affecting the property.
